<p>We have recently been reading about customers looking for business finance who have tried to raise loans via brokers and been charged thousands of pounds in up front fees only to be told the deal cannot be done.</p>
<p>As reputable UK based <a href="http://www.ebslfinance.co.uk" title="Commercial finance brokers who do not charge up-front fees" style="COLOR: #000080; TEXT-DECORATION: none" target="_blank"><b>Commercial Finance Brokers</b></a> Eland Business Services Limited do not charge any upfront fees. We would recommend that anyone seeking business finance should not proceed with any commercial loan broker who does!</p>
<p>Note that for some deals, for example property related, up-front fees for valuations and legals will be required by lenders. Any such fees should be paid direct to the lender and not the broker!</p>

<p>It doesn&#8217;t matter whether your interest is in the residential or commercial property market place, it would be highly unusual if London and the South East didn&#8217;t lead the way in any recovery!</p>
<p>News of a bounce in London&#8217;s commercial property sales maybe a sign that things have at least stabilised. Property agents Cushman and Wakefield report a 110% increase in London commercial property sales in the 2nd quarter of 2009, driven by bargain hunting overseas investors, distressed sales and the value of sterling.</p>
<p>Although sales are still lower than a year earlier, this can only be good news! Stable or slightly increasing prices may just mean it will become easier for UK borrowers to obtain a <a title="Buy bargain investment properties with a commercial mortgage loan" style="COLOR: #000080; TEXT-DECORATION: none" href="http://www.ebslfinance.co.uk/Our_Services/Loans_and_Mortgages/Commercial_Mortgages"><b>commercial mortgage</b></a> sooner rather than later.</p>

<p>There are without doubt more mortgage products available in the residential housing market today. This may have contributed to the small increase in house prices over the last 3 months as reported by the Halifax &amp; Nationwide.</p>
<p>As bridging lenders products tend to follow the mortgage market any changes from their perspective can be a forward indicator. We note the following news from the <a href="http://www.bridgingfinanceoptions.com" title="If you require bridging finance we can help with your short term loan requirements">bridging loan</a> market:-</p>
<ol>
<li>A recent broker survey noted an upward trend for bridging loans.</li>
<li>One of our funders has expressed an interest in financing small, niche property development projects.</li>
<li>Another lender has recently raised &pound;75m of capital for new lending.</li>
<li>Finally, one lender has reported a 100% increase in actual lending over recent months.</li>
</ol>
<p>There is obviously a long way to go before the inevitable recovery, but maybe we have reached a turning point.</p>

<h3><font color=#000080>Bridging Loans being heavily marketed</font></h3>
<p>I have been receiving an awful lot emails from new web sites and lenders pushing the virtues of <a title="In the right circumstances bridging finance is a great loan option!" style="TEXT-DECORATION: none" href="http://www.ebslfinance.co.uk/Our_Services/Loans_and_Mortgages/Bridging_Loans"><font color=#000080>short term bridging loans</font></a>. They are all putting out the same message, telling me how good they are and encouraging people like IFA&#8217;s to introduce new business to them.</p>
<p>As an established commercial finance broker we are well aware of the value bridging finance can offer to potential users and of course the dis-advantages of short term finance. When it&#8217;s right for our customers then a commercial bridge will be offered as the best option.</p>
<h3><font color=#000080>So why might Bridging Finance not quite be as they were?</font></h3>
<p>Well along side all this marketing more than one Bridging Lender has quietly reduced the Loan To Values they now offer. Indeed one that was ahead of the pack has dropped right back into the middle, perhaps even lower end when the prices rises for lower geared loans are taken into account.</p>
<p>So the credit crisis slowly rolls quietly out into the market place, but there is a glimmer of hope, that is if confidence in property is the key to salvation. I&#8217;ve just read that property prices in central London have grown by 7% over the last quarter, so perhaps things are not as bad as they seem!</p>

<p>Within the UK commercial finance arena there is one area where it is usually very difficult to get a business loan. That area is raising finance to <a title="Raise Finance to Purchase a Short Leasehold Business" style="COLOR: #000080; TEXT-DECORATION: none" href="http://www.ebslfinance.co.uk/Our_Services/Loans_and_Mortgages/Retail-Leasehold-Loans"><b>Buy a Short Leasehold Retail Business</b></a>.</p>
<p>There are very few lenders who will offer finance without additional security. It is usually much cheaper to raise finance against another property, other wise funding is only on offer at a very high &#8220;short term loan&#8221; style rate. This is due to the higher risk involved and the underlying property being available on a lease on a term that is too short to raise a mortgage.</p>
<p>However we can now offer a facility over 5 years, providing the lease has at least 3 years to run at the end of the loan, at a very reasonable bank base rate plus 3% starting rate. The minimum loan is £30k, maximum loan is £125k and the maximum loan to value is 65%.</p>
